Water, water, and more water! Florida is such a beautiful place to live but one thing we get a lot of is rain. And when it rains, it pours. And when it pours, well if we don’t have proper drainage protocols in place that rain very well may end up in places we don’t want. If not properly reverted, this excess rain can start to build up next to our foundations or even worse start to undermine our foundations. Once this occurs long enough it can lead to erosion which undermines the concrete, resulting in the need for stabilizing your foundation. Poor drainage can also allow too much moisture within the soil which causes movement of the soils. When clay exists in the soil, the moisture content causes both expansion and contraction depending on when it gets to wet or dry.

Even with just fixing the foundation you are likely to keep having issues if you don’t fix the root of the problem which is the drainage issue. This is why we strongly believe in fixing problems at the source. Some of the most important things you can do to prevent or fix drainage issues is always make sure water is running off to the lowest elevations. A lot of times this is done by reverting gutter water to drains that run the water to the lowest elevations or into a French drain system. Installing and maintaining gutters on your home is so important, but the next important step is for that water to run off properly vs piling up next to the foundation.

There are a few different drainage systems we recommend and install to eliminate drainage risk:

French Drain Installation
A French drain is a trench filled with gravel, rock, or both. It also comes with or without a perforated pipe that redirects surface water and groundwater away from a desired area. This perforated pipe is called a weeping tile and when the pipe is draining, it "weeps" or exudes liquids.
Basin Drain Systems
A drainage basin is an area of land where water from rain drains downhill into a body of water such as a river, lake, wetland, or ocean. A lot of times we revert the rainwater through pipes in the soils underground to lower elevation. If emptying into a body of water is not an option, we may route the water into the sewer in the street instead. Our number one priority is to always revert the water away from the structure or foundation.
Gutter Drain System
A catch basin drain is essentially a drainage solution for landscaping systems. This item typically contains a grate with a pipe used to drain excess water through and away from the specific desired area. Catch basins are generally connected to a plumbing system that directs the water and extra debris to a lower elevation, retention pond, or sewer system. The catch basin drain is a great solution to protect the structures from flooding and are often found in either residential or commercial properties.
